How It Works:
1. Refer your friends or family to live in our vibrant community.
2. Once your referral applies, signs a lease, and pays their first month’s rent and security deposit, you’re eligible for your credit.
3. New tenants will receive their credit in their second month, and your credit will apply the following rental month!

Referral Program Terms and Conditions
Terms and Conditions
To participate in the Refer-A-Friend Program, both the referring tenant (Existing Tenant) and the referred individual (New Tenant) must comply with the following terms and conditions. These rules are subject to change at any time. The most current version of these rules will be posted within 10 feet of the office door located on the second floor at 201 Chartres Street, #205, New Orleans, LA 70130.
1. Eligibility Criteria:
- The New Tenant must be referred by a current tenant.
- The New Tenant must meet all minimum applicant standards, including income verification, credit score, and references.
- The lease agreement must be legally signed, fully executed, and entered into the Tenant Cloud system within the program period (September 1, 2024, at 12:00 AM to September 30, 2024, at 11:59 PM).
2. Security Deposit and First Month’s Rent:
- The New Tenant is required to pay a security deposit equal to one month’s rent and the first month’s rent in full.
- Security deposits cannot be transferred from existing tenants.
3. Application of Discounts:
- The $250 discount for the New Tenant will be applied as a credit to their second month’s rent, provided all initial obligations (deposit, first month’s rent, and signed lease) are met.
- The $250 discount for the Existing Tenant will be applied as a credit to their next rental month following the New Tenant’s fulfillment of their second-month rental payment.
- Discounts are issued as rent credits only; no cash payouts or alternative compensation will be made.
4. Limitations:
- Each New Tenant referral is eligible for one $250 credit for the New Tenant and one $250 credit for the Existing Tenant.
- No combination or stacking of credits is permitted for a single lease agreement.
- Referrals are unlimited, provided each meets all program criteria independently.
5. Timeline for Existing Tenant Credit Claims:
- The Existing Tenant must claim their $250 credit within 90 days of the New Tenant’s lease start date. Claims made after this period will not be eligible.
6. Lease Terms and Liabilities:
- No penalties will apply if the New Tenant breaks their lease early after receiving the credit. However, all tenants remain liable for payments through the end of their written lease agreement as per its terms.
7. Fraud Prevention and Miscommunication Protections:
- Written Referral Confirmation Requirement: All referrals must be explicitly documented in writing (via email or text) by the Existing Tenant and confirmed by the property manager before the New Tenant applies or signs the lease. Verbal agreements or informal text messages will not be considered binding.
- Standardized Referral Form: Existing Tenants must complete a Referral Confirmation Form, available upon request, which includes necessary details to validate the referral.
- No Retroactive Referrals: Referrals made after the New Tenant has already applied, signed a lease, or moved in will not qualify for the program.
- Disclaimer on Verbal Communications: Only referrals formally documented and confirmed through the approved process are eligible for credits. Verbal or informal text communications, even if acknowledged, will not qualify as valid referrals.
- Internal Verification Process: Before approving a referral credit, the property manager will verify all referral details to ensure compliance with the program criteria.
8. Requesting Program Rules:
- The most current version of these rules is available upon request via email or in print. Requests can be sent to the designated contact at cospott@gmail.com or obtained from the office posting.
9. Legal Binding and Compliance:
- False or misleading information provided during the referral process will result in disqualification from the program and potential legal consequences.
- All agreements and credits are subject to Louisiana’s fair housing laws and regulations.
- This program is non-discriminatory and available to all eligible tenants and applicants.
10. Dispute Resolution:
- Any disputes regarding program participation or the application of credits will be resolved in accordance with the lease agreement and applicable Louisiana property laws.
11. Program Updates:
- These terms and conditions are subject to change at any time. Updates will be posted within 10 feet of the office door located on the second floor at 201 Chartres Street, #205, New Orleans, LA 70130, and communicated via email or upon request.
